新築戸建住宅・共同住宅
基本的に住宅はプライベートな空間となります。お住まいになる方のご家族構成やご要望をしっかりお伺いし、敷地の形状や用途地域により建てられるお家の大きさや形状をしっかり考慮した上で計画を進めて参ります。
A home is, fundamentally, a private space. We carefully listen to each client’s family structure and specific needs, and proceed with planning only after thoroughly considering site conditions, zoning regulations, and the allowable size and form of the building.
店舗・商業施設
利用者(お客様)動線、スタッフ(管理者)動線とをしっかり分け店舗の用途に合わせたデザイン、プランをご提案いたします。
飲食店であれば客席の家具や厨房機器も取り扱い可能で、建築空間に合わせたインテリアのご提案も可能です。
For retail and commercial spaces, we clearly separate customer circulation from staff (management) circulation and propose designs and layouts tailored to the specific business use. In the case of restaurants, we can also assist with selecting seating furniture and kitchen equipment, and provide interior proposals that harmonize with the architectural space.
リフォーム・リノベーション・増改築
そのまま残す既存部分と新しくする改修部分の範囲やご要望の整理をしっかり行った上でプランを進めて参ります。
改修を行う部分は建物の断熱充填、気密処理も同時に行いながら改修工事を進める事がお勧めです。
When undertaking renovations, we carefully define and organize the scope between the existing elements to be preserved and the areas to be newly refurbished. For portions undergoing renovation, we recommend upgrading insulation and improving airtightness at the same time to enhance overall building performance.
京町家改修・保全
京町家は増築や用途変更などの建築行為を行う場合、既存部分についても現行の建築基準法に適合させることが求められます。一般的には建築基準法が制定される昭和25年以前に建てられた町家を『京町家』と呼びますが、当時と建て方が全く異なる現在の基準法に遡及させることは困難な部分も多々あります。そのような状況を鑑み、京都市では現行基準の適用を受けずにできる意匠を活かした屋根,外壁などの修繕の方法や外壁,軒裏の外観の整備の方法等が設定されているので、上手く照らし合わせての改修・保全の計画が必要となります。
In the case of Kyo-machiya, when carrying out building activities such as extensions or changes of use, the existing structure is generally required to comply with the current Building Standards Act. Traditionally, townhouses built before 1950—prior to the enactment of the Building Standards Act—are referred to as “Kyo-machiya.” However, because construction methods of that era differ significantly from today’s standards, it can be difficult to retroactively apply current regulations to the entire structure.
In consideration of these circumstances, the City of Kyoto has established specific guidelines that allow certain repair and maintenance works—such as repairs to roofs and exterior walls that preserve traditional design elements, as well as improvements to façades and eaves—without requiring full compliance with current standards. Therefore, careful planning that aligns renovation and preservation strategies with these regulations is essential.
